Urban Master Plan

Undisclosed downtown project location. 3 phase master plan including mixed use residential, micro-housing, hotel projects, retail, and structured parking.

FSU Student Union

Hays engaged with Florida State University Facilities Planning for well over 7 years to master plan several campus sites, and dozens of programs/partners to envision a new Student Union facility. The fruit of his labor was realized in 2017 as his former firm was awarded the design contract for the Union facility where Hays served in a design leadership position through Schematic Design.

With a background in campus and urban planning, Hays has led efforts ranging from large-scale master plans and space utilization studies to building assessments and strategic density planning.

From early data analysis and stakeholder engagement to spatial frameworks, phasing strategies, budgeting, and implementation, Hays develops plans that are both visionary and practical. His ability to balance institutional priorities with real-world constraints results in strategic frameworks that support long-term development and investment.
